Someone needs to provide access to the property — that could be you, a tenant or an agent. The assessor will need to see all rooms and relevant systems. We'll explain exactly what's required when we book.
Certificates & compliance
An EPC is valid for 10 years. An EICR is valid for up to 5 years for rented properties, and a Gas Safety Certificate must be renewed every 12 months.
Currently a rented property in England and Wales must generally have an EPC rating of at least E. The Government has proposed raising the minimum to C for rental properties. Our landlord guide explains the details.
Yes. Landlords in England must have the electrical installations in rented properties inspected and tested by a qualified person, with a valid EICR renewed at least every 5 years.
If an inspection identifies issues — for example on an EICR — we'll explain what's needed and can provide a clear quote for any remedial work, so you can get the property compliant quickly.
