What is an EPC?
An Energy Performance Certificate rates how energy-efficient a property is on a scale from A (most efficient) to G (least efficient). It also estimates running costs and lists practical recommendations to improve efficiency.
A qualified domestic energy assessor visits the property, takes measurements and details about construction, heating, insulation and glazing, then produces and lodges the certificate on the national EPC register.
When do you need one?
- Selling a property — you must have a valid EPC available to prospective buyers.
- Letting a property — required before marketing to tenants, and it must meet the minimum rating.
- New builds — an On-Construction EPC is produced from the SAP assessment.
- Expired certificate — EPCs last 10 years; check yours is still valid before a sale or new tenancy.
